Verdict: affordable, friendly neighborhood for families

Litchfield Country Club (LCC) is one of my favorite neighborhoods in Pawleys. The properties have been developed continuously since the late 1960s without an architecture review board, and the result is a wide range of different styles, from low-pitched mid-century-esque ranches to large modern farmhouses.

Another benefit is the trees: LCC is full of mature trees, including beautiful swooping live oaks. Even properties that were cleared for development 30 or 40 years ago tend to have significant trees at this point. Because the property has been developing for so long, many of the undeveloped lots require significant regrading to deal with low areas. As a result, newer homes often have installed landscaping and fewer trees.

The roads in LCC wind around and meet back up with each other repeatedly, connecting two entrances on Highway 17 to a single outlet on Kings River Road to the west and Petigru to the south. The curving streets make driving through the neighborhood pleasant, but they also make it slightly perilous for walkers and bikers, as there are no sidewalks in the neighborhood. Speeding is a recurring complaint by residents, as young drivers and folks running late exceed the gentle 25MPH speed limit. Despite all this, I loved walking around the neighborhood and did it almost every day.

One of the finest qualities of LCC is the sense of community. People are generally very friendly and outgoing, and it’s not unusual to have close relationships with your neighbors. Compared to some of the other neighborhoods in Pawleys, LCC has a lot of younger families. Children play together. It’s nice.
